Do I legally need a fire risk assessment?
Almost certainly yes. Under the Regulatory Reform (Fire Safety) Order 2005, any business premises or shared/rented housing must have a current fire risk assessment, and where five or more people are employed it must be recorded in writing. If you run a business, let an HMO, or are responsible for communal areas, the duty applies to you.
How much does a fire risk assessment cost?

Do I have to pay upfront?
No. There's no payment to book. I carry out the visit, send you a draft report, and only release the signed, finalised report once you're happy and the invoice is settled.
What standards do you assess to?
Business premises and holiday lets are assessed using the PAS 79-1:2020 methodology; HMOs and shared housing to BS 9792:2025 with reference to the LACORS guidance, as appropriate to your building. Reports include findings, risk ratings and a prioritised action plan that stand up to insurers and enforcing authorities.
Do you assess HMOs and shared houses?
Yes. HMO and landlord fire risk assessments are a core part of what I do, priced by the number of rented rooms. The report is written to the standard your local authority and licensing scheme expect.
How quickly can you visit and turn the report around?
